Tuscany Technology Center 4 is going vertical at a cost of $80 to $90 per sf, and is scheduled for a fall 2008 delivery. McShane is currently marketing the five acres, known as Tuscany Technology Center 3. Both projects are located in the park, which is on US 290 and Tuscany Way.
"The building pad for number three has a unique location and high visibility. We just thought it would be best for a user with a specific need," comments Joseph Llamas, senior development manager with McShane Corp.'s Austin office. He says that the pad is permitted, with the necessary infrastructure, and is ready to go for the right user.
Tuscany Technology Center 4 is speculative, with space divisible to 5,500 sf. Llamas tells GlobeSt.com that, while the facility is for lease at an ask of an annual $10 per sf, triple net, the Chicago-headquartered McShane won't rule out an offer to buy. "We're open to users who have a high demand for ownership, and that are willing the building," he comments. He adds that the building will have a high parking ratio, which would be ideal for a call center user. Bart Matheney, Robert Shore and Chad Barrett of Austin-based Aquila Commercial LLC are handling marketing for both projects.
The remainder of the park is being developed in conjunction with Lowe Enterprises of Los Angeles, which acquired an 81,933-sf industrial building and an additional 19 acres that can hold up to three more buildings, two of which are currently under construction. Brett Arabie and Mike Tipps of Oxford Commercial a member of the Cushman & Wakefield Alliance in Austin have the leasing assignment.
Llamas explains that Lowe Enterprises wanted a presence in Austin, and was able to do so with its partnership with McShane. "We've had great success with this park," Llamas adds. "It has a fantastic location and great amenities to appeal to warehouse and office users. As a result, with our long-term plan, we're a head of schedule for the complete build-out."
