Mike Forst, sales and development manager with Sun State Builders, tells GlobeSt.com that the parcel's appeal was its freeway frontage. The site acquired from Phoenix-based seller Greg Hancock is on Apache and Yuma roads, with frontage along Interstate 10. Additionally, the land is already set for utilities.

"Finding water and sewers in place in Buckeye is rare," Forst says. "There's a lot of land in Buckeye, but not a lot of it with available water and sewer lines."

He goes on to say that Sun is partway through the preliminary platting process, with plans to begin actual preparation in June. He says that the site preparation is estimated to last approximately eight months. Along with marketing the land to end users, Forst says Sun is offering design-build services.

With the land given the "employment" zoning label, Forst says that almost anything could be built, excepting heavy manufacturing. "It allows a full range of commercial uses, from industrial, to office and even retail, hotels and restaurants, so it's pretty broad," he says. "And because there's a lot of frontage, it could lend itself to a number of different uses." Stein Koss with Lee & Associates' Phoenix office brokered the land transaction, and will sell parcels to land developers and users.
