First, however, the company has to finish with phase one, with the addition of at least two new office buildings. The property already has the $25 million, 100,600-sf Central Park Square One building, which is due to open May 1. Tenants include Abengoa Bioenergy Corp. (30,000 sf), AEP Memco LLC (42,000-sf headquarters) and Surrex Solutions (2,500 sf), with asking rates for the building at about $30 per sf. The company also plans to start construction later this year on Central Park Square Two, an HOK-designed spec office expected to be five stories and 140,000 sf. "Like the first structure, which was also a spec building, the Square Two property is anticipated to accommodate expansion needs for existing Sachs tenants as well as new tenants."

The spokesman says the rest of phase one plans include a retail component, four buildings wit 26,000 sf of pedestrian-orientated shops. "We're currently talking with potential lead restaurant tenants," he says. "Sachs is also planning to build a medical office building, though more details have not been released." Other existing buildings have gained leases too, he says, including Monsanto taking 23,000 sf and Laird Technologies leasing 45,000 sf in Chesterfield Ridge Center, and Centene taking 32,100 sf in two floors of the Roosevelt Building. When finished, the Village project will have about 20 office buildings, with three man-made lakes.
