The office building, which will house more than 1,200 employees, will be situated on about 12 acres in Quail Springs Business Park at the intersection of Quail Springs Parkway and Quail Pointe Drive in the city's northwestern quadrant. According to a press release, the build-to-suit project will include Koll Intellicenter design features for environmentally friendly office spaces. The estimated project cost isn't available. Koll executives didn't return telephone calls by deadline.
The office project will include a 5.5:1,000 parking ratio, under-floor air distribution, raised-access flooring and large floor plates. Koll Development will seek LEED certification for the project, according to the release.
Tom Maloney, executive vice president and principal with Dallas-based Staubach Co.'s Walnut Creek, CA office, represented the tenant in securing the long-term lease for the regional center. St. Louis-based Forum Studio Inc. is the project architect. A general contractor has not been selected.
