The estimated construction cost for the project at 10525 Red Bluff Rd. is pegged at $50 per sf to $55 per sf. Charlie Neuhaus, Texas representative with Johnson Development Associates Inc.'s Houston office, says construction will begin within 90 days on a spec basis. "We're talking to a group about making this a possible build to suit," Neuhaus adds.
Meanwhile, the first phase is in the process of lease up. Bayport Global Logistics recently took down 145,810 sf with a medium-term lease for the 312,522-sf building.
Neuhaus tells GlobeSt.com that Bayport Global, which just got its keys in early May, could expand into the rest of the space. "Bayport Global is interested in the building, but we have a couple of groups also interested in the remaining space," says Neuhaus, who negotiated the lease deal on behalf of Johnson Development. Bayport Global was represented by George Bolin of Bolin Inc. in Pasadena. The quoted rate is 36 cents per sf, triple net.
Neuhaus says Johnson Development was waiting for space to be leased on Republic Distribution Center's first phase advancing work on phase two. However, the project's location near the Port of Houston is spurring interest among potential tenants and buyers, he adds. "We have buyers interested in the first phase," Neuhaus acknowledges, "but our plan is to hang on to that for awhile."
