Irvine-based SL Residential served as the general contractor for the complex, which sits on the northeast corner of Colorado Boulevard and Primrose Avenue on a former two-acre parking lot within Monrovia's historic downtown core. According to Bryan Pruter, project manager for SL Residential, the company started the development in October 2006 and finished it "on time and on budget."
The project features five low-rise buildings and was designed and built to certifiable LEED standards. The flats and two-story townhomes range from one to three bedrooms and from 696 sf to 2,142 sf.
Previous GlobeSt.com descriptions of the project noted that it would feature a walkway connecting it to Myrtle Avenue for access to the Myrtle Avenue shopping and dining district, which is about a half mile from the Colorado Commons development site. The project was delivered at a time when no new attached housing has been built in the market in several years.
Designed by Daniel P. Gehman of Thomas P. Cox Architects, the Colorado Commons project is expected to be a catalyst in the revitalization of Monrovia's historic Old Town business district and to complement the city's 20-year redevelopment program. It was SL Residential's first partnership with the City of Monrovia.
