The tenant signed a 10-year lease in the building, which was built on spec last year and is now 67% occupied, says Jennifer Burk, SVP with Duke. She says the company is consolidating into the new space from a few different offices in the area. She tells GlobeSt.com that she can't reveal the Woolpert lease rate, but says asking rates in the park range from $21 to $22 per sf, gross. "We're fortunate that this submarket has been a success for us, we have good visibility and proximity to the airport," she says.
The entire park is about 600,000 sf, and the rest of the buildings are about 95% leased, Burk says. Software company Interactive Intelligence takes up a few floors at the VI building, as well as the entire building next door for its headquarters. "We have room for another building on the interstate next to building VI, of course it's named building VII. We also have room for one large building or two smaller buildings on a parcel a little further back in a wooded area of the park," Burk says. "We don't have a start date for VII, but with the success if VI, we'll evaluate that soon. We've looked at a couple of different designs for that facility. It will probably be around 100,000 sf."
