Louis Dreyfus Corp. is the first revealed tenant at Davis Marcus Partners' 40 Danbury Rd. building, leasing the entire 57,000-sf top floor of the building. Davis Marcus Partners is also in the midst of construction on 60 Danbury Rd., an 81,950-sf building that is scheduled for completion by Nov. 2008. The entire 40 Danbury Rd. and 60 Danbury Rd. project, according to a company spokesperson, is projected at approximately $75 million.
The property at "40 Danbury Rd. is the only new class A office building in Fairfield County designed to meet the US Green Building Council's Gold Leadership in Energy and Environmental Design certification and has been designed with judicious use of proven green technologies and great consideration for environmental sustainability," says David Fiore, senior vice president for Davis Marcus Partners. He adds that direct benefits of the LEED certification will translate into reduced operating costs, conservation of natural resources, energy efficiency and a "superior working environment for tenants."
Jeffrey Gage of Albert B. Ashforth Inc. says that the building has already received preliminary certification on its proposed LEED standards from the US Green Building Congress. Gage and Ed Tonnessen of Albert B. Ashforth are the exclusive leasing agents for the four-building, 500,000-sf Wilton Corporate Park. 50 Danbury Rd. and 64 Danbury Rd. are fully leased. Tenants at those properties include AIG Financial Products, Ryan Partnership and Connolly Consulting.
Gage says that negotiations are ongoing with a number of prospective tenants, including several Stamford-based companies and a few from the Danbury area. However, he adds that no deals are ready to be announced. The asking price for space at 40 Danbury Rd. is $37.50 per sf for the first year with a $1 a sf increase each successive year.
"Our two new class A buildings at 40 Danbury Rd. and 60 Danbury Rd. are intended to provide an ideal alternative for our business community," Fiore says. "The large floor plates of 40 Danbury Rd. and the small floor plates at 60 Danbury Rd. offer greater flexibility for both large and small tenants and our competitive per square asking price is significantly lower than the more expensive rents in Greenwich and Stamford."
