The 2.3-acre site could accommodate a one-million-sf mixed-use project. Part of the site holds the Baltimore Holocaust Memorial and the RFP the city has issued includes requirements that the memorial either be incorporated or enhanced into the project.
Because the requirements for the project are broad, it is impossible to size the project right now, but Gavin Bloch, vice president with Jones Lang LaSalle's Baltimore office tells GlobeSt.com it could be anywhere from $350 million at the lower end to $750 million, if the winning developer opts to build a high rise on the site. "There is very broad zoning at that location, which allows for most commercial uses." Residential, office, retail and entertainment--or all four--are likely possibilities, he says.
A preproposal conference will be held July 31 on the campus. Responses to the RFP are due Sept. 26, 2008.
