Bentley Prince Street Inc. signed a long-term renewal on a 250,000-sf warehouse in the City of Industry, where it has been a tenant since 1998. The company manufactures and markets broadloom and carpet tile products for commercial interiors around the world.

Majestic, the owner-developer of the property, was represented by in-house broker Mike Roski. Bentley Prince Street Inc. was represented by Frank M. Rivas of USI Real Estate Brokerage Services Inc. in Newport Beach, CA, and Steve Bellitti and Tom Taylor of Colliers in City of Industry.

Topocean Consolidation Service has leased two warehouses totaling 132,000 sf, giving the tenant a 232,000-sf, three-building compound on Workman Mill Road in theCrossroads Industrial Park in the City of Industry. Topocean is a logistics company offering a variety of supply-chain management services.

The new space will enable the firm to expand its local services, according to company president Robert Wang. Majestic was represented in-house by brokers Kent Valley and Terry Baker. Topocean was represented by Keith Lo of Universal Investment Co. in San Marino, CA.

In the Chino lease, Universal Packaging Systems signed a long-term renewal at the Majestic Spectrum Monte Vista Business Park for 114,832 sf of space. It has been a tenant at 14540 and 14570 Monte Vista Ave. since 2002, notes Majestic Realty broker Justin Wheeler. Universal Packaging serves the cosmetics and personal care industry with product development, technical services, production, filling and assembly.

Majestic was represented by Wheeler, along with Majestic's Kevin McCarthy and Trent Wylde. Universal Packaging was represented by Kenneth S. Andersen of Collins Commercial in Ontario. Terms of the three leases were not disclosed.
