Designed by architect Davis Carter Scott, the building has 31,000-sf floor plates, a two-story lobby, a tenant fitness center, and rooftop terrace. The ground level has 16,000 sf of available retail space. There are also three levels of below-grade public parking. Brookfield Properties is managing the property. Cassidy & Pinkard Colliers is handling leasing.

No leases have been signed for the space yet, a spokeswoman for Brookfield tells GlobeSt.com. The company does not release asking rates for their building. She declined to comment when asked whether one partner would buy out the other now that the building is complete. Development costs for the building were approximately $400 per sf, according to an earlier interview with GlobeSt.com.

The average asking rental rate for available space in Capitol Hill/NoMa was $44.82 per sf at the end of June 2008, according to GVA Advantis' report on the submarket. Asking rental rates for class A space average $48.98 per sf, it reported, and class B space is averaging $41.00 per sf.
