According to Turner, the two new medical office buildings are a response to demand created by a market of hundreds of thousands of residents and more than 3,000 daytime workers on-site. Medical Park at Riverwalk is located near four neighborhood hospitals: Parkview Community Hospital, Corona Regional Medical Center, Riverside Community Hospital and Kaiser Permanente. The new facilities by Turner will be available to serve "more than 300,000 prospective patients," according to Rusty Turner, president of Turner Development.
Michael Kendall of Turner is marketing the two medical office buildings for sale or lease, with offices ranging from 1,000 sf to 19,500 sf. It is part of a one-million-sf Riverwalk campus that comprises 400,000 sf of office space, 375,000 sf of R&D and industrial space, 100,000 sf of medical office space, 125,000 sf of retail including 11 restaurants and a 129-room executive style hotel.
The mixed-use development is located along Pierce Street near the 91 Freeway in Western Riverside. As Kendall noted in an earlier GlobeSt.com report on the project, the the rapid sellout of medical offices in a previous phase of the Riverwalk project illustrated the demand for such offices. In addition, as GlobeSt.com reported at the time, Turner sold all 13 office condominiums in the third phase of the project.
