Located in the District's Park View neighborhood, Park Morton is generally bound by Georgia Avenue on the west, Warder Street on the east, Lamont Street on the south, and Park Road on the north. Phase 1 of the project, would include at least 168 new housing units. The entire three phases will deliver more than 500 new units of housing as well as a 10,000-sf park and a community center.
The Park Morton project is one of the District's four New Communities, a program that aims to rebuild troubled public housing complexes into new mixed-use, mixed-income neighborhoods in which every existing housing unit is replaced with a new unit. Every resident who currently lives in these communities would be able to move into these new units. The other New Communities are Northwest One in Ward 6, Barry Farm in Ward 8 and Lincoln Heights/Richardson Dwellings in Ward 7.
Outside of this initiative, DC's Georgia Avenue has been the recipient of much investment, including projects advanced by the city government. The most recent is Donatelli Development and Mosaic Urban Partners' mandate to develop three abandoned properties near Petworth into a housing-retail mixed-use development.
