The trio responded to a solicitation by the Office of the Deputy Mayor for Planning and Economic Development to redevelop properties at Fourth and E streets SW, including the current Fire Engine Co. 13 property, which the city is seeking to have rehabbed. The responses all propose rebuilding the fire station as well as developing anywhere between 102,000 sf to 465,000 sf of office space. A potential hotel with between 130 keys to 208 keys is also a possibility. All offers included neighborhood-serving ground floor retail and two of the proposals included community space; one proposed an 11,000-sf atrium-covered public indoor park
The sites are next to the Metropolitan Police Department's First District headquarters, where the District is planning a new 240,000-sf Consolidated Forensic Laboratory. The District could decide on the developer by December. Groundbreaking on the first phase of the project could be ready for summer 2010. The Mayor's office did not return a call to GlobeSt.com in time for publication.
