Opus West says the steel frame, floor-to-ceiling glass buildings will be constructed on a build-to-suit and speculative basis with an eye toward achieving LEED Silver certification from the US Green Building Council. Details about the development time line and construction financing were not immediately available. Current asking rents for class A office space are approximately $2.25-$2.35 per square foot per month.

Tom Schaal, Opus West's vice president of real estate in Sacramento, CA, says the company is going forward with the project because it believes in the Roseville/Rocklin submarket's "intrinsics," which he says include existing infrastructure, educated work force, affordable and executive housing, and restaurant and shopping amenities.

"We anticipate that the Roseville/Rocklin submarket will rebound in 2010 and continue to be a solid employment center and preferred corporate address in the region," adds Don Little, senior vice president of Northern California for Opus West.
