The new project will be Cal State Fullerton's third phase of student housing and will be a return to the more traditional idea of campus living with dorm rooms combined with a central kitchen/dining facility, according to CSF officials. This contrasts with the apartment-style student housing that has been built in recent years at CSF and at other colleges and universities throughout the US.

The new development also will feature a conference room, a laundry area, mail room, convenience store and central dining area that will serve students from the new housing as well as the two previous phases of student housing. The project site is adjacent to and just south of the existing residence halls at the 236-acre CSF campus, which is bounded on the south by Nutwood Avenue, on the west by State College Boulevard, on the north by Yorba Linda Boulevard and on the east by the Orange Freeway (57).

Completion of the project is planned in time for students to occupy the new rooms in the fall of 2011.

California State Fullerton conducted a design-build qualification competition to choose the development team for the new dormitories, which it calls its Student Housing Phase III project. The previous two phases of student housing included one on-campus apartment-style complex for 396 students and another housing 440 students.
