Pomona Valley Hospital will be the anchor tenant at the new facility and will occupy 35,000 square feet, taking the majority of the first floor as well as a portion of the second, reports the CBRE team of John Oien, Cynthia Hllywa and Natalie Bazarevitsch. The three represent StoneCreek Co. in the leasing of the property. Terms of the lease were not disclosed, but the value is estimated at more than $17 million.
According to Clayton M. Corwin, president of StoneCreek, Pomona Valley's lease with the developer/owner of the property is a long-term deal. He says that the new medical building will house the hospital's Pomona Valley Health Center at Claremont. The health center will include urgent care, primary care, imaging, physical therapy and cardiac rehabilitation, along with a sleep disorder center and a community health care meeting facility.
The CBRE leasing team reports that the balance of space has been leased or is in active lease discussions, including a pharmacy and other complementary medical uses. The project was designed by Ware Malcomb Associates of Irvine, CA, with Lusardi Construction Co. of San Marcos, CA as the general contractor.
The new medical plaza is LEED-registered and is seeking Silver LEED certification. It will be among the first LEED-certified projects in Claremont, as well as one of the first LEED-certified medical facilities in California.
