"They've been out in the market, on and off for about a year, wanting to relocate," Lee & Associates principal William A. Blake tells GlobeSt.com. Blake, who represented landlord Opus West Corp. in the deal involving space at 9000 E. Pima Center Pkway says the company looked at a variety of options along the 101 freeway.
Ultimately, "this was an ideal location for them," comments Blake, who partnered with Lee & Associates' Andrew Cheney, Craig Coppola and Colton Trauter on behalf of Opus West . "We're one of the most visible projects along the 101 freeway." The building also offers room for the company to expand. "This allowed them to become more efficient in the way they do business," Blake comments.
Pima Center III is part of the 209-acre Pima Center. Blake says Building C came online six months ago and already had a tenant. Homebuilder Taylor Morrison is occupying approximately 15,000 square feet. The quoted full-service lease rate is in the high $20s per square foot.
"In that project, leasing has been brisk, unlike the rest of the market," Blake comments. Leasing has been so successful, Opus West will deliver the 76,000-square-foot Pima Center I, Building E to market within the next few months. "The build-out of the rest of the development will be based on demand," Blake says.
Pima Center is a 209-acre joint venture development between the Salt River-Pima Maricopa Indian Community and Mainspring Capital. Upon buildout, the project will contain up to four million square feet of office, retail and distribution space.
