The building sold at 2600 N. Loop West was introduced to the market in June 2008, a couple of months after the health care company inked a relocation deal to 2707 N. Loop West across the street. Principal Bill Byrd of Colliers International in Houston tells GlobeSt.com that the just-sold building is now vacant.
Byrd, who had the marketing assignment with Colliers principal and co-chairman Robert S. Parsley, declined to discuss the price. Similar class B assets in the Galleria submarket trade for between $80 and $90 per square foot.
Byrd says three offers came in for the asset, which was built in 1976. Houston-based Fuller was selected as the buyer and represented by Colliers principal Jay Kyle, who also works from the Houston office. "One thing Fuller brought to the deal was credibility," Byrd remarks. "That's why we chose to go with them."
