GlobeSt.com previously reported that the building will be parked on five acres on Grand Parkway, between Morton Road and Longmeadow Farms. The facility is part of a 20-acre mixed-use development spearheaded by Equicap Grand Parkway Ltd. of Houston.
Stephen M. Doyle, vice president of McShane Development Co.'s healthcare division tells GlobeSt.com that OakBend Medical Center had approached the Chicago developer about a year ago to develop the medical building that would be near a new hospital currently under construction. He adds that the project is on schedule.
"This is a market share opportunity for them," he explains. "It's in an area with a lot of rooftops, growth and retail. But not a lot of medical." Doyle says pre-leasing is close to 50%. Tenants consist of an OakBend Medical Center practice group and an imaging center.
Cadence McShane Construction Co.'s Houston office is the general contractor. Denver, CO-based Marasco & Associates, Inc. will provide the conceptual design and overall space planning while Seeberger + Associates, LP of Houston is the architect of record.
The Equicap site of which OakBend Doctrs Center – Grand Parkway is a part is across the street from a Kroger Grocery Store that's currently under construction. Doyle says Equicap is in discussions with restaurants and a potential day-care provider. "The road infrastructure design has been approved and it's ready to go," Doyle adds. "Equicap is committed to the area."
