The 185,000-square-foot second phase is composed of seven industrial buildings that range from 20,000 square feet to 40,000 square feet, which are being marketed for sale or lease. The first phase sold out to the California Housing Foundation for Inland Regional Center's new office campus in December 2007.

James V. Camp, senior vice president of development and acquisitions for Voit Development, says that prospective buyers and tenants are showing substantial interest in the project despite the economic downturn. Located at Waterman Avenue and Parkcenter Circle North and South in the City of San Bernardino, near the 215 and 10 freeway interchange, Waterman Business Park is also close to numerous amenities at Tri-City Corporate Center, a major office and retail hub.

Camp and Chris Cussen of Voit Development are the project managers on the development. The marketing representatives for Voit are Herrick Johnson and Alexey Zabolotskikh of the Riverside office of Lee & Associates.
