WorleyParsons Group Inc. signed a lease for 141,000 square feet at Energy Center II

Carbo Ceramics, headquartered in Irving, TX, was represented by Studley executive vice president Mark Russell and corporate managing director Drew Morris in its 22,159 square foot lease. Jon Silberman, co-managing partner and Griff Bandy, senior associate with NAI Houston, provided representation for Norwegian company Northern Offshore Ltd., in its 8,453 square-foot lease. Steve Rocher, senior vice president with CB Richard Ellis, represented Energy Center II owners Trammell Crow Co. and Principal Real Estate Investors.

Both companies will take their space at 585 N. Dairy Ashford in May. The quoted lease rate is in the low $20s per square foot, net.

Trammell Crow principal Adam Saphier tells GlobeSt.com that despite the downturn in the market leasing velocity on Energy Center II has been very strong. "I'd say we're on schedule out there," he comments. "We're trading paper with folks and should be ready to make more announcements soon."

He says with Energy Center II in the heart of the Energy Corridor submarket in Houston's far-western reaches, potential tenants examining the building have consisted of energy-related businesses and engineering firms. The building is near major explorations such as Shell Inc., Conoco and BP, meaning suppliers to the industry have shown a definite interest.

Though TCC is a merchant builder, Saphier says there are no immediate plans to sell Energy Center II or its sister building, the 322,000-square-foot Energy Center I, which is 100% leased by Foster Wheeler USA Corp. "We're pleased with the project and how it's doing," he adds. "And we're pleased with the tenants we have in both buildings."
