"They purchased the manufacturing building in that neighborhood, and this was an opportunity to have their distribution close to their manufacturing hub," says Chris Gary, VP of Darwin Realty & Development, which represented Trifinity in the deal. "This was really a strategic relocation, as opposed to a pure price grab. They found a manufacturing building with heavy power, and happened to find a distribution building near the manufacturing plant."

Gary says Trifinity signed a three-year lease for its distribution space at 3731 Sunset Ave., where asking lease rates were around $5.75 per square foot gross. This lease was signed in conjunction with the expiration of another of its leases in Lake Forest, IL.

The new headquarters, which will house more than 100 employees, replaces the company's former location in Baltimore. Built in the 1970s, 3600 Sunset Ave. was selected by Trifinity for its new homebase based on power requirements, location and available workforce.

Trifinity principal and CEO James Merlo says the purchase of the property and the relocation of the company's corporate headquarters there was a first step for its larger expansion in the area. "We're in a major growth period and looking at several other buildings in the Waukegan area," Merlo tells GlobeSt.com. "Waukegan is a good town to do business in."
