Sablock, executive vice president of Jones Lang LaSalle's industrial services team, was part of a JLL team including Greg Matter, Barry Hill and Zac Sakowski that negotiated the transaction on behalf of ACCO, which plans to take occupancy of the building before the summer. Seller Ryerson was represented by Jack Whalen of McKinney Travers.

According to Sablock, ACCO found an ideal property with existing infrastructure in place that suited its growing operations, as well as unique fabrication, warehousing and distribution needs. Sablock adds that the sale "is evidence that despite the downturn in the Los Angeles industrial market, the market is still alive and there are excellent opportunities for users who have a long term vision and are in good financial condition."

The 6446 E. Washington Blvd. building will be the 11th location in the Western US for ACCO, which is an employee-owned contractor with expertise in the areas of heating, ventilating, air conditioning, refrigeration, process piping, plumbing, building control systems, as well as service retrofit and maintenance. The new ACCO building is adjacent to the Citadel Outlet Mall and the new Costco Business-to-Business Wholesale development, close to the Interstate 5, 710 and 605 freeways.
