Toeniskoetter & Breeding acquired the building early last year and proceeded to fully renovate the building after SS8 Networks moved down the street. The work was finished last fall and lease negotiations with BMC began during the holiday season and only recently concluded with a signed lease. The intended commencement sate is May 1.

BMC's 62,000-square-foot deal included free rent, a tenant improvement allowance, expansion rights and termination options in the second half of the term. The deal terms were not released by the parties involved but the listing brokers described it as a "market deal." According to other brokers in town, for a deal of this size and term the effective rate would be somewhere in the vicinity of $1.50 per square foot.
BMC is consolidating from 130,000 square feet at 1030 West Maude Ave. in Sunnyvale. They were interested in 91 Tasman Dr. because at 83,000 square feet, which gives it room to expand again when appropriate, Hallgrimson says. They also got "great signage," he says.
Earlier this month, BMC Software became the exclusive partner for systems-management tools in the Unified Computing System, Cisco's new platform for creating and operating large-scale IT environments.
