MANAGEMENT/LEASING ASSIGNMENTS
HOUSTON-Spire Realty Group gives leasing activities of a four-building CBD portfolio to local Moody Rambin. Also includes other news from around the region.HOUSTON-Moody Rambin Interests has been retained by Spire Realty Group to lease a four-building portfolio totaling close to 260,000 square feet. The CBD collection has approximately 215,000 square feet of office space, and 44,000 square feet of restaurant and retail space. The portfolio consists of buildings at 820 Fannin St., 708 Main St., 915 Franklin St. and 1000-1010 Prairie St. Kevin Nolan and Mark Preston, will handle leasing for the portfolio.
DALLAS-Parmenter Realty Partners has given the leasing assignment of the 100,000-square-foot 8300 Douglas at Preston Center to Grubb & Ellis Co.'s Dallas office. The 84%-occupied class A building has approximately 40,000 square feet available, including a more than 25,000-square-foot block of space that will be free this summer. Kathy Permenter, Russ Johnson and Heather Densmore Shover will handle the leasing activities of the building, which was renovated in 2006.
SALES
HOUSTON-Limin Properties Ltd. has purchased a just-completed, 20,700-square-foot industrial building at 7310 West Road. Seller, A.E.N. West Rail Center LP was represented by Steve Adkisson of The National Realty Group. Chris Caudill and Jon Michael of NAI Houston represented Limin Properties Ltd.
LEASES
FRISCO, TX-Titan Engineering Inc. has signed a five-year lease for 10,175 square feet at 2801 Network Blvd. in Hall Office Park. The environmental engineering, consulting and management company will use the space for its new corporate headquarters.
Titan's previous headquarters were at 2340 Trinity Mills Rd. in Carrollton, TX. Jean C. Farris, director of leasing, and Tammy Lomonaco, leasing associate, handled negotiations on behalf of owner and landlord Hall Financial Group.
PHOENIX-Grubb & Ellis/BRE Commercial LLC has negotiated leases for two new tenants at the 73,385-square-foot Falcon Crest Business Center. Mattress Depot LLC signed a 63-month lease for 6,717 square feet in the general industrial building, while MX Holdings US Inc. is taking 7,652 square feet for 65 months.
Completed in 2009, Falcon Crest Business Center is a 73,385-square-foot general industrial property located south of the Loop 202 at Greenfield Road. Grubb & Ellis' Garrett Schoenberger, Andy Markham and Mike Haenel represented building owner, Carter Companies in both lease transactions. They also represented Mattress Depot. Bob Buckley, Tracy Cartledge, Steve Lindley and James Harper of Grubb & Ellis|BRE Commercial, LLC represented MX Holdings.
HOUSTON-Buckeye International Inc. has renewed its 12,224-square-foot industrial space lease at 16420 West Hardy. Property owner Houston Industrial Properties Ltd. was represented by Steve Carter of Granite Properties. Darren O'Conor of NAI Houston represented Buckeye International.
