Mark Ossola, principal of M.W. Ossola & Associates, says the company's plan for the project was "to create a business hub for the city of Moorpark by concentrating many small and mid-sized manufacturing, distribution and service businesses in a central location surrounded by numerous retail amenities." When completed, the Patriot development will include 66,000 square feet of office and medical office space and 240,000 square feet of industrial/R&D buildings.

[IMGCAP(2)]The condominium and building sizes range from 734 square feet to 21,676 square feet, with many of the units in the range of 1,500 square feet to 5,000 square feet. Ossola describes the size ranges as options that are especially well-suited to small- and mid-sized companies but have been lacking in for-sale property offerings. The product offering also includes buildings for larger companies. Prices range from approximately $215 per square foot to about $475 per square foot.

Mike Tingus, president of Lee & Associates, is marketing Patriot along with Lee associates Grant Fulkerson, Scott Linklater and Cory Richmond. RCI Builders is the general contractor, and Polliquin-Kellog was the project architect.

The business park is located minutes from the Ronald Reagan (118) Freeway and Highway 23, and is flanked by two shopping centers, Moorpark Marketplace and Village at Moorpark. The location of the new project is within walking distance of banks, retailers and restaurants, including Bank of America, Staples, Target, Smart & Final, In-N-Out Burger and other shops.
