Benbrooke principals George Ackerman and Michael Oestriech represented the building's owner in negotiating the lease with Oncor, while Mark O'Donnell of Studley Inc. represented the tenant. The lease terms were not available by deadline, though an update will follow.
According to a release from the White Plains, NY-based Benbrooke Realty, the company has targeted 22,000 square feet on the Oncor Building's ground floor for renovation into restaurant and retail uses. Part of the plan includes streetscape upgrades. Renovation will commence in fall 2009, with completion anticipated during summer, 2010. Benbrooke realty affiliate Pretium Property Management will oversee construction, while the company's in-house leasing team will market the space.
Benbrooke Realty acquired the 57-year-old building at 115 W. 7th St. in 2007 from local investor Taylor Grandy. The 16-story building, once known as the Electric Delivery Building, was once headquarters for Fort Worth National Bank.
