Executives with the Westchester, IL-based Tri-land Properties, have been attempting to secure financing for this project for months now. "Financing retail projects in this environment has been all but impossible over the last 12 months. The fact that our financing is now in place is a direct reflection on the quality of this project and the strength of this market," says VP Hugh Robinson.
Plans include the demolition of the former Cherokee South Sun Fresh as well as the building of three new buildings. The retail center will total about 118,000 square feet, not including the 15,000-square-foot Walgreens that is currently under construction and set to deliver by October.
Landscaping improvements have also been worked into the plan. When complete the center will boast outdoor patios, a tree-lined walkway as well as planters along the sidewalks.
Currently the property has more than 63,000 square feet vacant. Tenants include Hallmark, H&R Block, Paul Mitchell School and Valley View Dance Studio.
Tri-Land Properties owns or manages roughly 2.8 million square feet of retail space throughout the country. The company focuses on the Midwest, Mid-Atlantic and Southeast; and owns properties that range from 100,000 square feet to 750,000 square feet.
