John Eymann, partner of Alternative Development tells GlobeSt.com, the 10-year project will include 300,000 square feet of residential, 32,000 square feet of retail, 8,000 square feet of meeting space and a 120,000-square-foot hotel. A total development cost for the project has bot been identified, but Eymann says the hotel construction should cost $17 million, while the residential portions will cost $40 million.
The project will be built in stages, with the first scheduled to break ground in the Fall of 2010. The $17-million first stage will see the construction of The Commodore Condominiums. The building will be eight stories and hold 88 units. In the mean time, Eymann says the company is working on pre-selling condo units and finding a national flag hotel to take on the hotel component of the plan.
The lengthily pre-development stage is in place to take advantage of a hoped for upswing in the market. "This project is one we saw great potential for and felt it was a great opportunity. There are two facets that we felt made this a great opportunity, one is the waterfront aspect," Eymann says. "The entire project from the condominiums to retail to hotel will all be on the waterfront offering an enticing option for something a little different. Also, Lake Erie and Sandusky are already destination tourist areas and offer an excellent opportunity for additional housing and the retail and hotel components."The development will be designed with the environment in mind, incorporating eco-friendly materials and systems into each building. Every asset will apply to be recognized as a LEED certified building, although Eymann says the company is not shooting for a particular designation.
