ProLogis To Build 382,000-SF Facility

The new distribution facility will be built for Kirin Logistics Co. Ltd. The third-party logistics company focuses on the food and beverage industry, and has been located in ProLogis facilities since 2005. The facility is set to occupy a 10-acre lot that ProLogis owns in Ebina.

"We are pleased to continue to find opportunities to monetize our land bank," says Mike Yamada, president of Japan for ProLogis. "This mutually beneficial development arrangement took focused planning and a dedicated effort from many parties."

Construction will begin this month and should complete by Spring 2010.

Since 2005, Kirin has leased 539,000 square feet in Osaka. However the company needed to find a facility near its beverage factory to streamline the business.

"Kirin has been in need of quality distribution space near its beverage factory for years, but until now it had not been able to find the right location or facility," Yamada says. "We are proud to have met the needs of such an important customer."

Beyond planned construction, ProLogis has begun filling a recently completed project here. At ProLogis Parc Zama I, SEI Logistics Network Co. Ltd. has taken 134,000 square feet while Kawataki Co. Ltd. leased 66,000 square feet. The 1.2-million-square-foot building was completed in June and is located just 25 miles from downtown Tokyo.

"We are very pleased to announce continued lease activity at ProLogis Parc Zama I, especially considering we just completed construction of the building at the end of June," Yamada says. "The distribution facility has many energy-efficient systems - including a photovoltaic array and a state-of-the-art seismic isolation structure - and is in a prime location with convenient access to the greater Tokyo and greater Nagoya areas."

ProLogis controls 8.2 million square feet of property in Japan. Its portfolio also contains nearly 100 acres of undeveloped land.
