Financial terms of the lease were undisclosed, but Brainard says that MyShape is leasing the 35,000 square feet at a rent well below market rate and that the lease represents a good deal for the Internet-based retailer in a number of other respects as well. The space is in a quality building that is ideal for MyShape's purposes, and the deal includes free use of furniture throughout the building as well as free parking, Brainard notes. He points out that the rent MyShape is paying for the 35,000 square feet is about the same as it was paying for a third of the space at its former location.
MyShape needed the new space because the company has been growing rapidly, and it wanted to stay in Pasadena, where the company was founded. The company started around a kitchen table at founder and CEO Louise Wannier's kitchen table in September 2004, according to the company's web site.
Brainard tells GlobeSt.com that MyShape's new headquarters in Glendale was one of many buildings in the Tri-Cities market of Pasadena, Burbank and Glendale that were considered before the Internet retailer chose the 210 Lexington location. Although the company wanted to stay in Pasadena, the 210 Lexington Ave. building was too good an opportunity to pass up, both because it fit the tenant's needs so well and the economics were so favorable, he says. The building, which had been vacant for some time before MyShape leased it, is owned by Crown Realty & Development, which was represented by Ray Howden of Cushman & Wakefield in the MyShape lease.
MyShape describes itself as a "Personal Shop" for women on the web that provides each customer with her own Personal Shop filled with clothing that matches her shape, style and fit. The company "has continued its rapid growth momentum with a 5x growth over the past 14 months" to nearly 700,000 members, according to its web site.
