Dave Noble, a principal with building owner Trammell Crow Co. who represented the company in the lease transaction, says the deal, which encompasses the top three floors of the eight-floor building, includes tenant improvements as the building is in shell condition. One Legacy Circle, which was completed in March 2008 by TCC and partner Principal Real Estate Investors, is at 7500 Dallas Pkwy.

Noble tells GlobeSt.com he'll ask tenants why they select a certain building over another and says Alliance Data's reasons had to do with employees. "Now that the economy's starting to come up a bit, they want to retain the employees they have left and want to recruit new ones out of colleges," Noble says.

One Legacy Circle is in the Shops at Legacy Place and Legacy corporate park, which offers retail, restaurants and residential. "Alliance liked the idea of the mixed use, of the live-work-play concept," Noble comments. Alliance Data, a marketing solutions company, was represented in the lease transaction by Michael Wyatt and Lawrence Gardner with Cushman & Wakefield of Texas Inc. The company currently has offices at 17655 Waterview Pkwy. in Dallas.

One Legacy Circle is now 83% occupied, with approximately 37,326 square feet remaining. Noble says there is plenty of activity; but acknowledges he'd like a couple of full floors to show. "I wish they had another one or two floors left in this building; demand is that strong," he says. Trammell Crow has no plans at this time to launch construction on a second office tower.
