The Grove is a development of Riverside Commercial Investors Inc., whose partners Rufus Barkley, Darrell Butler and Jim Rountree are developing the project. The property owners were represented in the Paychex lease by Vindar Batoosingh and Philip Woodford of CB Richard Ellis.
According to the CBRE brokers, the Grove is doing well in the weak economy because the owners and the CBRE leasing team have analyzed the needs of larger firms and the City of Riverside has invested in a $1.8 billion program called Riverside Renaissance that is tackling more than 200 projects over a five-year period with key infrastructure improvements. Besides Paychex, other large office tenants at the Grove include the Hartford, the State of California, Farmers Insurance, design engineering firm LSA Associates, Inland Regional Center and others. The firms currently located in the project employ approximately 750 workers on site.
RCI began construction in 2005 on the Grove, which is planned for 350,000 square feet of office development. The 150,000 square feet that has been completed includes a 50,000-square-foot first phase that was 100% leased six months from completion and a two-building, 105,000-square-foot second phase that was completed in the beginning of 2007. HPA Architects designed the Grove, which is being built by Fullmer Construction.
