Brian Dinerstein, partner with Houston-based Dinerstein Cos. tells GlobeSt.com that the second phase was necessary because the 763-unit first phase, still under construction, is anticipated to be fully occupied by its opening in fall 2010. The school continues growing enrollment, Dinerstein explains. Furthermore, at 3603 Aristotle Ave, "this is located directly across the street from the campus," he adds.

He goes on to say that the first phase with the Orlando-based Lee Chira Holdings was initiated in March 2009. Once phase two has been completed, the 10.5-acre $120 million project will be finished and is anticipated to house up to 1,500 students. Construction is on schedule for both phases, Dinerstein continues, and the joint venture will continue to hold both assets in the near term.

Sterling Central's average rent is $650 per bed. The complex has one-, two-, three- and four-bedroom units, with the average unit size at 1,100 square feet. The architect on the project is Humphreys Partners, Architects, in Dallaas. Dinerstein's construction subsidiary is handling general contracting duties.

Dinerstein adds that LEED Silver Certification is being sought for both of Sterling Central's phases. In fact, all of Dinerstein's current projects are being built with sustainability in mind.

"We made the decision to go the green route in the summer of 2007," Dinerstein explains, adding that the company is currently bringing a LEED team in-house. The projects planned in 2007 and 2008 are just now starting to come on line, he adds, and will continue to do so in 2010 and 2011.
