"Maysteel has been continuously growing since its founding in 1936, and this new plant location is further evidence of its success in the marketplace," says Principle Construction's Mark Augustyn. "We are honored to be selected for this project and, despite the complexity of the build-out, are on schedule to deliver a space that perfectly meets Maysteel's operational requirements for occupancy at the beginning of next year."
The lease rates of Maysteel's new location were not disclosed. The company chose the site due primarily to its locations near Interstate 94 and Washington Avenue/Highway 20. The build-out should be complete by the end of the year.
Principle Construction's Mike Long will serve as project manager. Cornerstone Architects Ltd. is the architectural firm.
Park 94 is owned by HSA Commercial Real Estate. The first phase of the project recently completed, adding two buildings, totaling 565,200 square feet to the market. The development is located between Milwaukee and Chicago; 15 miles north of the Illinois-Wisconsin border, 15 minutes from Mitchell International Field, a half hour from Milwaukee and 45 minutes from O'Hare International Airport.
According to earlier reports, HSA acquired the land in the fall of 2007, and began construction on the first phase in March 2008. The larger of the two buildings is 324,000 square feet, expandable to 708,000 square feet, LEED-certified, and offers 30-foot clear ceilings, 40 docks, four drive-in doors, and a 151-car, 80-trailer parking area. The second facility offers 125,000 square feet with 30-foot clear ceilings, 21 docks, two drive-in doors and a 155-car parking lot.
