In a sale in Garden Grove, Colliers International reports that he Heidler Family Trust bought a 44,500-square-foot industrial building at 12221 Monarch St. from California Shirt Printer Inc. for $3.5 million. The buyer was represented by Brad Christian, senior vice president in Colliers International's Irvine office, who says that the buyer will occupy the space as a truck parts warehouse for its Santa Ana-based truck dealership, Tom's Truck Center.
Christian notes that the search for a building "was extensive and included less expensive outlying areas." However, "Today's lower local pricing was a primary factor in outweighing the advantages of those areas," Christian says. The seller was represented by Steve Eberle of the Eberle Co.
In a lease in Buena Park, vinyl record producer Erika Records has signed a five-year deal for 36,000 square feet at 6300 Caballero Blvd. that will serve as the record maker's new headquarters and manufacturing facility. Erika chose the Buena Park location after an extended search across multiple cities in Los Angeles and Orange counties, according to Alex Blecksmith, an associate in Colliers International's Commerce office who represented the tenant along with associate Mike Grady of the Colliers Torrance office.
The record company "identified Buena Park as the ideal location due to its business friendly attitude towards manufacturing facilities," Blecksmith points out. He adds that Erika Records was the first recipient of Buena Park's business retention and attraction program, which helps industrial businesses expand or retrofit existing buildings and purchase equipment. The city was an integral part of the transaction, he says. The Landlord, Caballero Boulevard Properties LLC., was represented by Rick McGeagh and Josh Bonwell of CB Richard Ellis.
In a sale in Santa Ana, Lee & Associates reports that the Rieck Living Trust bought a 19,776-square-foot industrial building at 600 W. Warner Ave. from Opera Pacific for $1.5 million. The buyer was represented by Greg Diab, Jack Haley and Shan Batla of Lee & Associates in the City of Orange; the seller was represented by Mike Hartel and Louis Tomaselli of Voit Real Estate Services.
In a deal in Garden Grove, two individual investors bought a 9,093-square-foot building at 12161 Mariners Way from two other individuals for $1.2 million. The seller was represented by Greg Diab of Lee's Orange office and the buyer by Chris Rim of Rim & Associates.
