"We approach all of our properties with a long-term perspective, and have established a proven track record of continuously upgrading and enhancing our assets, regardless of market conditions," says David Sanzari, president and CEO of Alfred Sanzari Enterprises, which began the renovations in 2007. "We had the ongoing care and maintenance of Glenpointe in mind when we set out on this renovation project. Realizing that there is a flight to quality that has come to characterize the current market, it has become increasingly important that our properties incorporate the latest technology and modern designs so that the needs of current and prospective tenants are addressed now and in the future."

As part of the renovations, Centre West and Centre East, originally built in the early 1980s, were updated. Among the changes, slab granite flooring was installed to replace 38,000 square feet of marble tile.

Glenpointe Center East received the most dramatic renovation with a redesign of the lobby's waterfall feature to create a wider space and the installation of wood-paneled walls and ceilings. In addition, seating areas were added and the lighting fixtures were updated to improve energy efficiency.

The Atrium at Glenpointe was also redesigned to include new carpeting and wood-wrapped columns in the cafeteria area, new ceilings and lighting throughout and a glass-walled WiFi lounge area flanking a custom-created tropical fish tank.

"Few landlords today are willing and able to make a substantial reinvestment in their existing properties on a similar scale to the one we have recently made at Glenpointe," Jerry Barta, vice president and director of leasing and marketing for Alfred Sanzari, tells GlobeSt.com.
