The newly purchased building is located in western part of Corona, near the interchange of the 91 and 71 freeways. Bryan Bentrott, executive vice president at MDC, says that companies like Duralum favor Corona for their operations because the location "offers businesses the ability to expand from adjacent markets like Chino and Ontario or relocate from Orange County for more affordable space." He adds that Corona also offers an affordable labor pool and a history of successful manufacturing companies within the city.
Master Development recognized the benefits of a Corona location some time ago, according to Bentrott, who explains that MDC has developed or acquired more than one million square feet of industrial space in 32 buildings in Corona since 2004.
The sale of the 2485 Railroad St. building follows another recent transaction completed in Corona where MDC signed pet food maker and distributor Waggin Train LLC to a 37-month lease for 122,000 square feet at a property located one mile east of 2485 Railroad St. at 1350 Railroad St. MDC is marketing the remaining 200,000 square feet in the 1350 Railroad St. building with an eye toward attracting a Corona business expansion or an Orange County relocation.
In the sale of 2485 Railroad St., MDC Crown was represented by Tim and Landon Hawke of Strata Realty and Walter Frome and Bill Livesay of Voit Real Estate Services. Duralum was represented by Brian Hall and Larry Null of the Riverside office of Lee & Associates.
