The closing price for the asset at 1640 Dallas Pkwy. was undisclosed. Collin Central Appraisal District values the building at approximately $11 million. Gary Carr, Russell Ingrum, Jack Fraker and Josh McArtor of CB Richard Ellis' Dallas office negotiated the transaction.

Cigna Pointe is the first phase within a 42-acre, master-planned, mixed-use development. Other components of the master plan include a hotel, additional office space and up to 120,000 square feet of retail space.

INVESTMENT
GARLAND, TX-MSKW Garland Investments has sold a 64,240-square-foot CarMax to a national real estate investment trust. CarMax has 12 years remaining on its triple-net lease at 12715 Interstate 635. The 13-year-old facility sits on 14.4 acres. Martin B. Cohan and Tim Speck with Marcus & Millichap Real Estate Investment negotiated the transaction.

DEVELOPMENT
PHOENIX- McShane Construction Co. has taken on the 45,000 square foot reconstruction assignment at the Camelback Esplanade corporate business park. Camelback Esplanade is a mixed-use development that includes office space and retail and residential components. McShane Construction will renovate the 20-year-old plaza, which will include removal and replacement of concrete pavers, borders, drainage systems and stairs, as well as retrofits of all existing lighting and fresh landscaping. Camelback Esplanade is at 24th Street and Camelback Road.

Arizona
PHOENIX-Three leases have been signed at the 148,519-square-foot, Baseline Foothills. Proinnovative Inc., Vertech Industrial Systems, LLC and PCH Holdings Inc. have signed for space ranging in size from 7,000 square feet to 20,000 square feet. Mark Detmer, Bo Mills and Mike Kasulaitis negotiated the transactions on behalf of owner Baseline Foothills I-IV, LLC. The flex asset is near Interstate 10 and Loop 101.

ARLINGTON-NAI Flexxray LLC has signed a lease for 30,345 sf at 1110 Eden Rd. Jeff Givens and Robert Sawyer of NAI Huff Partners represented sub-lessor Semco Duct and Acoustical Products. Reid Bassinger represented Flexxray.

COPPELL-Genera Corporation renewed its lease of 112,389 square feet at 306 Airline Dr. Steve Trese of CB Richard Ellis negotiated the lease on behalf of the landlord TIAA-CREF. Conrad Madsen and Greg Nelson with Lee & Associates represented the tenant.

GARLAND-Velo BDBI Support leased 65,880 square feet at 300 S. Kirby St. from Sandstone Kirby Street LP. Preston Pillsbury of CB Richard Ellis negotiated the lease on behalf of the landlord. Bob Spletter with NAI Robert Lynn represented the tenant.

GRAPEVINE-Frog Street Press has leased 29,600 square feet at 800 Industrial Blvd. Donnie Rohde with Lee & Associates represented the tenant. Landlord A&B Properties, was represented by Todd Lambeth at Bradford Cos.

HOUSTON-Colonial Oil Industries renewed its office lease of 14,457 square feet at Three Riverway in Houston's Galleria/Uptown area. Steve Rocher and Dave Hanusa of CB Richard Ellis represented the owner, Unilev Management Corporation, in the transaction. Jon Silberman and Kelly Torian of NAI Houston represented the tenant.

PLANO-Viewcast.com leased 18,676 square feet of office space at 3701 W. Plano Pkwy. from ANA Windsor House Apartments/Ana Spanish. Pat O'Keefe and David Liggitt of CB Richard Ellis negotiated the lease on behalf of the tenant.
