The 36-story, one-million-square-foot complex is half finished. Tower One was completed in 2009 and is 85% leased to Petrobras, which has 474,500 square feet. The National Bank is also leasing 79,340 square feet there. The project includes retail on the first floor and a 1,600-space parking garage.
The delivery timing for Ventura has worked out well, according to Daniel Cherman, managing director and Brazil country head for Tishman-Speyer, the developer of the property. "A healthy Brazilian economy has created considerable pent-up demand for international-quality office space," he said in a statement.
Tishman is also developing two more office properties in the city. The Presidente Vargas building and the Edificio Sul America comprise about 500,000 square feet, and should be delivered by 2011.
