HENDERSON, NV-The 368-unit Summit at Sunridge apartment complex has gone on the market at an asking price of $47.6 million, according to CB Richard Ellis brokers who are the listing agents for the property. The complex, built in 1997 is at 11000 S. Eastern Ave. and is close to the master-planned developments of Anthem, Seven Hills, and McDonald Ranch.
The 368 apartments include 192 two-bedroom units, 112 one-bedrooms and 64 three-bedroom units. The one-bedroom units range from 725 square feet to 925 square feet and are being rented at rates of $805 to $929. The two-bedroom apartments range from 1,009 to 1,110 square feet at rents of $1,065 to $1,104, and the three-bedroom units measure 1,229 square feet, renting for $1,269.
The CBRE marketing team includes senior vice presidents Spencer Ballif and Jeff Swinger in the company's Las Vegas office along with vice chairmen Tyler Anderson and Sean Cunningham of CBRE's Phoenix office. According to marketing materials for the project, the Summit is a gated complex that features two swimming pools, two spas, a clubhouse with a kitchen and business center, a fitness center, barbecue areas and other amenities.
The CBRE brokers also note that the complex is near amenities including the Rio Secco Golf Course and the Butch Harmon School of Golf, the Anthem Country Club Golf Course, the 200-bed St. Rose Dominican Hospital and McCarran International Airport. A $1.2 billion expansion at McCarran is due to be completed in 2012 and is one of a host of commercial and public developments under way in the area.
