SAN JOSE, CA-Legacy Partners Commercial has converted a former brownfield site into 427,600 square feet of class A office space called America Center that is San Jose’s first LEED Gold certified spec office development. The 427,600 square feet of new space is in two buildings of approximately 213,800 square feet each, and the project is now fully entitled for a four-building, 875,600-square-foot class A corporate office campus.

The two completed buildings are at 6001 and 6021 America Center Dr. on what formerly was San Jose’s Highway 237 landfill site. Legacy Partners cites Environmental Protection Agency statistics showing that the project is one of more than 240 brownfield developments that have been completed in communities across the country, with more than 130 of these sites involving totally new land uses. In the Bay Area alone during the past 30 years, more than 20 other office, hotel, residential, retail, recreational and educational facilities have been constructed on former landfills, according to the EPA figures.

America Center is situated on an elevated site amongst a nature preserve with hiking and biking trails, wildlife and water views from all floors. Steve Dunn, senior managing director for Foster City-based Legacy, notes that the project includes 30 acres of nature preserve.

Derrick How, vice president of acquisitions and development for Legacy Partners Commercial, points out that the project "required us to work with the most current techniques in design, construction and remediation" to convert the site.

The remediation and development of the project required Legacy to work closely with federal, state and local authorities to close and cap the former landfill to meet or surpass all safety requirements before any construction began, he notes. Legacy Partners has also established a monitoring and maintenance program, and has coordinated with the EPA, the Regional Water Quality Control Board and the City of San Jose Local Enforcement Agency to monitor the site and conduct routine inspection and reporting of the location to ensure the long-term success of the remediation efforts.
