WHEATON, MD-B.F. Saul has been tapped by the Washington Metropolitan Area Transit Authority and Montgomery County to build a mixed-use, transit-oriented project on 8.2 acres of land owned by WMATA and the county near the Wheaton Metro Station.
The site can hold up to 1.7 million square feet of mixed-use development. Once a development concept is put together and approved, the land will be transferred to B.F Saul for development, Gary Stith, deputy director with the Department of General Services, tells GlobeSt.com.
Such development is long in coming for this submarket, which although located some 10 miles away from the District, has little office product and virtually no hotels. Although still in the conceptualization stage, Stith says B.F Saul is considering a hotel for the project and almost certainly office and residential. “Retail is not going to be the dominant use for this project,” he says, noting that most of Wheaton’s business district consists of retail. B.F Saul did not return a call to GlobeSt.com in time for publication.
More development can be expected in this submarket as Montgomery Country turns its attention to the Wheaton sector plan--the first major overhaul of the plan in several years. The Montgomery County Planning Board held a public hearing for w for the Wheaton sector plan yesterday evening--its first step in deliberations before sending it to the County Council for consideration.
