BALTIMORE-The Praemittias Group, a Denver-based defense contractor with offices in Northern Virginia, has signed a lease with St. John Properties for 10,800 square feet at a building in Arundel Overlook, a business park still under development.

The 68-acre business community will deliver 312,000 square feet of R&D and flex space when it is completed, including 980 Mercantile Dr., the building in which Praemittias Group is taking space. Praemittias plans to move 30 employees into the new space by this fall.

Another tenant in the park is 3Di Technologies, a defense contractor that leased 9,000 square feet last year in the park because of its proximity to Ft. George G. Meade. Ft. Meade is a beneficiary of Base Realignment and Closure-related activities, along with Ft. Belvoir and the Aberdeen Proving Ground.

Like other landlords with properties near these facilities, St. John is reporting increased leasing activity from the defense contracting community. "The BRAC effect is noticeably enlarging and gaining momentum throughout the Baltimore-Washington region, as campuses and facilities within the two army bases move closer to completion,” says Jerry Wit, senior vice president of marketing for St. John Properties. 

Arundel Overlook is located near the intersection of Rt. 100 and the Baltimore-Washington Parkway. It consists of four, single-story flex buildings totaling approximately 160,000 square feet.
