SANTA ANA, CA-Xerox Corp. has signed a lease renewal for 41,748 square feet of office space at its namesake Xerox Centre and executive suites operator Premier Office Centers has taken 16,822 square feet at Griffin Towers that translates to a net gain for Orange County's office market in two of six recently signed office leases totaling more than 100,000 square feet in the county.

The Premier lease is the largest of three recently signed deals at Griffin Towers, a project at 5 and 6 Hutton Centre Dr. in Santa Ana that is owned by Lincoln Property Co. Premier's lease is for 72 months at 6 Hutton Centre Dr. and represents new absorption for the office market, as the company is adding a new location to its Orange County portfolio.

The newly leased Premier space can accommodate upwards of 50 executive suites, according to Justin Hill and Dean Chandler of CB Richard Ellis, who represented the building ownership in all three of the Griffin Towers Deals. The other two were a 6,565-square-foot lease with law firm Selman Breitman LLC for 84 months at 6 Hutton Centre Dr. and a 5,652-square-foot lease for 36 months with Settle First Corp., a debt settlement firm that will house its headquarters in the penthouse suite at Griffin Towers. The Selman Breitman lease is a relocation from Downtown Santa Ana.

In the Xerox renewal, CBRE's Hill, Simon Dillon and Mark Friend represented the landlord, WCB Properties, in the renewal. Xerox, which has occupied the building at 1851 E. First St. since its completion in 1988, signed a five-year renewal for space on the second and third floors of the building. Xerox will share the space with ACS following the recent merger of the two companies, marking a move from the Irvine Spectrum area for ACS.

In two other recently signed office leases in the county, Primary Residential Mortgage Inc. signed for 15,000 square feet at 2100 Main St. in Irvine in a building owned by Morgenstern Property Co. LLC and Wilson Morgan LLP signed an eight-year lease for 8,363 square feet at 1920 Main St. in Irvine in a deal with Shorenstein Realty Services LP.

Morgenstern Property was represented by Oliver Fleener and Tim Joyce of the Newport Beach office of Grubb & Ellis Co., with Primary Residential represented by Tom van Betten of Cassidy Turley|BRE Commercial. Shorenstein was represented by Rich Essen of Orion Partners Inc. and Wilson Morgan was represented by Jack McNutt of Grubb & Ellis in Newport Beach.
