HOUSTON-Aker Solutions has agreed to lease about 133,417 square feet in the Westchase office submarket for more than five years. The engineering firm is moving from its current location at 3600 Briarpark about a half a mile to the south, and will bring up to 500 office workers to the third and fifth floor, as well as part of the second floor, at the 470,940-square-foot Pinnacle Westchase building.

ABB Inc. vacated the nine-story building at 3010 Briarpark Dr. earlier this year. Owner Falcon Real Estate Investment Co. was able to lease about 63,000 square feet to Quorum Business Solutions Inc., but the rest of the building has remained vacant.

Adam Jackson with Stream Realty Partners, hired by Falcon last year to market the building, tells GlobeSt.com that this property is now popular again. “This larger-type tenant building, with 53,000-square-foot floor plates, really caters to the oil, gas and engineering companies. We’ve seen an increase in activity by these companies, as we move further away from the BP oil spill and the industry starts to get a little more stability.”

He says though the 11-year-old building still needs to lease up more than half its space, the marketing strategy is not to go after smaller tenants. “We’re not trying to chase every deal in the market, we’re trying to find the right tenant of at least 25,000 square feet,” Jackson says.

Asking rates for the building run about $18.50 per square foot, net, he says. The available space is all on the top four floors, Jackson says.
