Off-price clothing retailer Syms has leased a 34,000-square-foot retail space at the Moinian Group’s 530 Fifth Ave. for what will be a new flagship location. It will be a joint store with Filene’s Basement, which the company acquired in 2009. The space on three levels was originally built for the Bank of New York. Winick Realty Group’s Darrell Rubens and Lori Shabtai represented Moinian; the Lansco Corp. negotiated for Syms.

The advertising agency that brought the Jolly Green Giant to life, so to speak, is relocating from Hudson Square to a 26,000-square-foot at Rockrose Development’s 300 Park Ave. South. Leo Burnett Worldwide has leased two floors there, with plans to move from 160 Varick St. later this fall. Gordon Ogden of Byrnam Wood, LLC, represented the Burnett agency in the long0-term transaction, while Cushman & Wakefield’s Andrew Peretz and John Peters represented the building owner along with Craig M. Deitelzweig of Rockrose.

Aviva Investors North America has signed lease expansion and extension at 375 Park Ave., also known as the Seagram Building. The tenant is doubling its space from 8,527 square feet to a full floor of 17,519 square feet in a 10-year deal. Jones Lang LaSalle’s Chris Kraus, Eric Reimer and Mercedes Fernandez spoke for Aviva. The building owner, 375 Park Avenue LP, was represented by Steve Morrows of RFR Realty LLC.

Landlord RFR Realty LLC has signed Doral Bank FSB to a 15-year, 7, 675-square-foot branch office lease at its 345 Park Ave. South. with both ground and lower level space. RFR’s Garett L. Varricchio provided in-house representation.. Doral Bank was represented by William Crisp Realty. 

The Kobor Corp., d/b/a Splendid Music Box Co., is committing to 5,500 square feet of warehouse space at 100-10 91st Ave. in the Woodhaven section of Queens. Grant Dolgin of Kalmon Dolgin Affiliates represented the owner and the tenant in the deal.

Q Communications, the publisher of Passport Magazine, The Insider’s Guide to Gay Travel, has inked a 2,800-square-foot lease for office space at 247 W. 35th St. Tim Bennett of Savitt Partners negotiated the five-year lease on behalf of Q Communications. Brian Adams of Adams & Miller represented the ownership, Adams and Miller No. 247 LLC.

Menswear brand Samuelsohn, based in Montreal, has signed a lease for its first US showroom. Laura Pomerantz and John Brod of PBS Real Estate represented Samuelsohn in the deal for 2,154 square feet at 140 W. 57th St.

For its first location, Style-Licious, a boutique accessory store aimed at tweens and teens, has leased 1,130 square feet at 1418 Second Ave. on Manhattan’s Upper East Side. Elie Dayan of Winick Realty Group represented Style-Licious in this long-term transaction, while Victor Menkin of Menkin Realty Services, represented the landlord. It’s scheduled to open next month.

A six-story walk-up apartment building at 4321 Broadway, in Manhattan’s Washington Heights neighborhood, has traded for $7.8 million. The 68-unit property also includes five retail units, three of which are occupied by the Altus Caf
