EAST FISHKILL, NY-Wells Fargo has tapped Prudential Serls Prime Properties Commercial Group and Colliers International to market the former IBM facility known as Hudson Valley Technology Campus here. Prudential Serls’ Thomas LaPerch tells GlobeSt.com the 156-acre business campus will probably market for $12 million.
Four existing buildings totaling nearly one million square feet are featured on the property, located on Route 52 and Interstate 84. There is also excess land including undeveloped parcels for future expansion, with the ability to subdivide to accommodate the unique needs of multiple occupants. IBM used the property for a semiconductor manufacturing facility, and Prudential Serls says it could support hi-tech manufacturing, biomedical manufacturing, warehousing and distribution.
Adjacent to the site is IBM’s Hudson Valley Research Park, with four million square feet on 800 acres. IBM recently invested $4 billion into this facility to manufacture 300mm semiconductor chips, and reportedly manufactures the fastest chip in the world on this campus.
“The campus has the potential to generate up to 2,000 jobs, and will create significant tax revenue and commercial activity for the region,” LaPerch says in a release. Along with LaPerch, the Prudential Serls team includes Steve Salomone and Rob Buyakowski, in partnership with Colliers International’s Stamford, CT-based team of Gerard Hallock and Steven Westerberg.
