79,000-SF Buy Expands FKC’s OC Footprint

ANAHEIM, CA-FKC Properties, a company with strong Orange County roots, has acquired a 78,912-quare-foot industrial and office business park as it expands its portfolio in the county, according to brokers from Voit Real Estate Services who represented the seller of the property. The property is located at 1240 and 1250 N. Lakeview Ave., off the 91 and 55 freeways.

FKC, which represented itself, bought the property from Foremost Airport Las Vegas Ltd. for $9.25 million. Alan Pekarcik, Dan Vittone, and Nick Frasco of Voit’s Irvine office represented the seller.

Vittone noted that the sale closed in approximately 30 days and that the property “is located in a high-demand submarket with low historical vacancy.” This transaction is the sixth the Pekarcik-Vittone investment sales team has completed in the past 60 days for a total consideration of more than $52 million.

Voit, which now operates 10 offices after expanding into new markets in recent months, also recently reported the 10-year lease of a 120,348-square-foot industrial property just over the Orange County line in the Los Angeles County city of La Mirada. As reported earlier on GlobeSt.com, chemicals distributor E.T. Horn Co. leased the property, which is at 16050 Canary Ave., from Mirada Enterprises. Luke McDaniel and Cameron Driscoll of Voit’s Anaheim Metro office and Rick McGeagh and Josh Bonwell of CB Richard Ellis represented Mirada Enterprises. Senior vice president Doug Wubbena in NAI Capital's Newport Beach office, who represented E.T. Horn, says that the lease represents an expansion of Horn's industrial space as well as a 15,000-square-foot expansion of office area for the E.T. Horn headquarters.

McDaniel observed that the assignment for Voit was “somewhat unique as we co-listed the property with CB Richard Ellis.” McDaniel added, “This is one of the few second-generation buildings over 100,000 square feet to lease in the Mid-Cities all year.”
